The winners of the Grenzhofareal Memmingen competition have been announced. A residential quarter with around 400 apartments is to be built. More here.
One competition, 50 applications, 14 designs, two winners. These are the results of the development of the 3.8-hectare Grenzhof site in Memmingen. On April 8, 2022, the exhibition for the invited competition was ceremoniously opened and showed the winning design by Stuttgart-based a+r Architekten in cooperation with the landscape architecture firm Faktor Grün alongside the other participating projects.
The 20 offices originally invited were expected to come up with solutions for the mixed use of housing, household-related services, retail, offices, restaurants and open spaces. In short, everything that residents need for a functioning and high-quality everyday life. The competition for the Grenzhof area, organized by the city of Memmingen and i+R Wohnbau from Lindau, was preceded by a citizen survey. This laid the foundation for a development that not only follows the logic of politics or spatial planning, but also takes into account the interests of the general public.
Residents in particular were invited to contribute their wishes and ideas in order to be able to respond to any concerns and fears of those affected early on in the development process. Ultimately, this also led to the reformulation of calls for tenders. For example, the tenderers allowed the height to be exceeded at certain points if this led to larger open spaces. One-bedroom apartments were also included in the housing portfolio to allow for a greater heterogeneity of residents.
In addition to the winning project, AllesWirdGut Architektur (Vienna/Munich), MORPHO-LOGIC (Munich) and Thomas Schüler Architekten Stadtplaner (Düsseldorf) were also awarded prizes.
In terms of content, the participants were asked to deal with the urban development and open space planning aspects of the Grenzhof area in Memmingen. The area in question is located on the threshold between residential and commercial areas and extends along its longitudinal axis from east to west. The winning project by a+r Architekten in collaboration with Faktor Grün also incorporates the Neue Welt city park to the east. In this way, it also responds appropriately to the existing urban development.
The design itself draws on tried-and-tested elements and combines concepts that work: the “green center” is directly connected to the daycare center, while the residential buildings are designed as perimeter block developments. There are five of these in total; several houses with different uses are loosely grouped around a green core. All of this is linked by pathways. The urban planning design places great emphasis on greenery. This is particularly evident in the form of avenues and green front zones around the buildings themselves. A total of 400 apartments (some owned, some rented) will be built on the Grenzhof site in Memmingen under these design considerations.
Attention was also paid to a functioning route for cyclists and pedestrians. Of course, this planning not only serves the developed area itself, but also means added value for the surrounding neighborhood.
Based on the results of the competition, a development plan procedure is planned for 2023 in order to provide a legal framework for the planned interventions. All four prizewinners are involved in the negotiations. The aim of this is to further develop the quality of the competition results and thus also to optimize the framework plan. After all, the competition for the new planning brought a wide variety of solutions for the area; this wealth of ideas and the associated potential for urban planning should not remain unused. The Grenzhofareal Memmingen competition therefore began long before the competition was announced and is far from over even after the announcement of the winning project. This welcome holistic approach to spatial and urban development is promising for the future and, one gets the feeling, long overdue.
