Also planned are a hotel, space for artists’ studios and exhibition areas, gastronomic facilities, a sports and health center, a daycare center and retail outlets.
The new Tadao Ando Campus and Tower in Düsseldorf by Pritzker Architecture Prize winner Tadao Ando is scheduled to open in 2025. Swiss landscape designer Enzo Enea has also immortalized himself here: together with Tadao Ando, he has worked on the symbiosis of high-tech and nature. The two architects have already designed a park together in China. A combination of artificial intelligence, nature and CO2-neutral buildings is now to be created in Düsseldorf.
The Tadao Ando Campus and Tower will consist of a Hyatt Group hotel, offices and plenty of space for gastronomy, retail and art. Enzo Enea is responsible for the roof gardens and the surrounding park. The building is intended to form the gateway to the city in the north of Düsseldorf and promote start-ups as well as established companies, with integrated green planning. The accessible, green roof area is intended to make the campus an attractive new place to spend time, also for neighbors and visitors.
A combination of wood and wood-hybrid structure is planned for the 105-meter-high tower, the heart of the project. The tower and campus will cover an area of around 12,000 square meters and include offices, conference and catering areas. The façade will have an expressive character. Thanks to the green inner courtyard and the spacious storeys, the architects are planning a high quality of stay. The 105 meter high tower is the heart of the project. The developer EuroAtlantic will build daycare centers, schools, retail, art and office space on the campus.
According to Tadao Ando, the building for Düsseldorf should not mirror nature, but “show that people can live with nature in the city. My building should be a green oasis where people can find peace and quiet. My architecture should be calming.” Originally, a classic French-style garden was planned. However, Enzo Enea rejected this formal design by Tadao Ando and won the day with his counter-proposal of a green oasis.
In total, the project will occupy an area of around 100,000 square meters in Düsseldorf. The planned clear room height is 3 to 5 meters. Several gastronomic offerings, a market hall and intelligent building control will maximize the quality of stay. The city’s main train station can be reached in 8 minutes and the airport in just 6 minutes.
From the 7th floor upwards, visitors can access the extensive roof gardens on the lower-lying parts of the campus. They offer far-reaching views towards Düsseldorf and the surrounding area. And on the first floor, the building can be crossed to reach the inner courtyard with recreational areas and green spaces. The traffic-calmed, public Stadtplatz West is the hub of the campus and is connected to a garden. This leads to the market hall, supermarket, daycare center and retail spaces.
Incidentally, until the Ando Campus in Düsseldorf is completed, EuroAtlantic GmbH is making existing buildings and 5,000 square metres of space available for interim cultural use under the name “Ando Future Studios” to support artists, start-ups and two Ukrainian aid organizations.
Enzo Enea, a Swiss garden architect with Italian roots, is known worldwide for his work with trees. Now he has the task in Düsseldorf of transforming the area of the Tadao Ando Campus and Tower, which was previously surrounded by traffic, into a green island. He will probably use one square meter of roof garden for every square meter built over. The renderings show that the buildings each form the basis for trees, fragrant shrubs and even a vegetable garden.
There will be long rows of yew trees in the immediate vicinity of the buildings, creating a kind of oxygen belt. The two new buildings, which are shaped like bars, have staggered roof gardens with a high amenity value. Each garden has something special to offer, from hedges and forests to water lily pools, herb beds and vegetable gardens.
Even the roof of the 105-metre-high tower is to be greened, with gastronomic use also planned. Enzo Enea is focusing on native plants and climate-resistant species for the greenery. This is because the greenery must be able to withstand both changing climatic conditions and the windy mountain air. Over 275 trees are to be planted. These include evergreen pines, magnolias, lime trees and oaks. The aim is to create the world’s first CO2-neutral office complex.
The planned Tadao Ando Campus and Tower is ideally connected. The S-Bahn stops directly in front of the planned complex. Two main roads and other traffic arteries also run through here. However, this also leads to a lot of traffic at the so-called Mörsenbroicher Ei. Traffic jams are common even at weekends. The city’s new traffic concept with a bicycle road, which will also connect to the Tadao Ando Campus, is currently being planned. So far, the area for the new campus has been used as a parking lot and is a rather inhospitable wasteland. With their work, the two star architects are to ensure that Düsseldorf makes a liveable impression right at the entrance to the city. The airy glass prism of the Ando Tower is also intended to symbolize permeability.
The Tadao Ando Campus and Tower will not only be used by people living and working here in the future, but also by other Düsseldorf residents. Enzo Enea is also planning corridors for bees, butterflies and birds. Between the busy routes of the Mörsenbroich ice cream, they will find their way to the valuable roof gardens and ensure biodiversity there.
In addition to the focus on sustainability, the project is also characterized by its diversified use and high quality of life. The interim cultural use already underway and the extensive art in architecture concept also support the cultural offerings in Düsseldorf.
