Stautner and Schäf win the Haldenwang town center redevelopment with bogevischs: The planners beat twelve other teams in the restricted competition. We present the design here.

Changes are imminent in the town center of Haldenwang. This includes the redevelopment of a plot of land in the middle of the village. In a competition, 13 architecture and landscape architecture firms have now submitted their designs for the site of the former Hirsch inn. The winners have now been chosen.

The center of the small village of Haldenwang in the Allgäu lies fallow. A new start is needed where the Hirsch inn once stood for years. The small community of just under 4,000 inhabitants decided to hold a competition. Building and landscape architects considered who could succeed the Hirschen. The winning design has now been selected. It proposes a new building with retail and residential units. It also outlines ideas on how the surrounding open spaces can be designed and connected to the village center

There used to be an inn in Haldenwang below the slightly elevated church overlooking the village. This is now to be replaced by a new building with a village store and apartments. In addition, the open spaces surrounding the new building need to be redesigned. The municipality of Haldenwang is also endeavoring to renovate the old village square. Like the church, it is slightly raised above the level of the streets running through the village. Thirteen architectural and landscape architecture firms have tackled these tasks. As part of a competition, they developed concepts for a new village center in Haldenwang. The task was to design a feasible building structure as well as urban development ideas for the design of the open spaces and streets in Haldenwang.

Planning for the redevelopment of the center of Haldenwang has been underway since 2014. In 2016, the municipality acquired the site of the former Hirsch inn. Over the years, several citizens’ workshops were then held. In these and many meetings of the Haldenwang municipal council, discussions were held on how to redesign the centrally located area. The designs to solve this task are now available. From 13 submissions, the jury selected the entry from the team of bogevischs buero architekten and Stautner und Schäf Landschaftsarchitekten as the winner. The results of the competition are on display in Haldenwang town hall in order to continue the process together with the public.

New cube in the center of Haldenwang

The winning design proposes a polygonal, compact building to replace the Gasthof Hirsch. It gives the center of Haldenwang a clear, new identity. This cube, constructed in reinforced concrete and wood, has a curtain-type, rear-ventilated wooden façade. The first floor of the new building houses a village store with a café. Parking facilities and a warehouse at ground level are also integrated. On its eastern side, the building is set back from the thoroughfare. This creates an elongated open space in front of the entrance to the future village store. It is equipped with benches, lights and handrails. In order to create sufficient quality of stay here, directly on the street, the speed of traffic is to be slowed down to 30 km/h. The upper floors of the new building will accommodate eleven apartments of different sizes. Each of them will have a recessed loggia. The large communal terrace complements the private outdoor areas on the north-west corner of the building. An underground parking garage in the basement provides parking spaces for the residents of the building.

While the jury saw room for improvement in the proposed design of the open spaces, they praised the proposed range of apartments. Both the appropriate number of units and the broad mix of apartments and their spatial quality are impressive. Five or six apartments are accessed from a central polygonal staircase. The structure of the floor plans is based on a service sanitary and access area by the staircase. This allows for attractive room layouts with recessed loggias to the south, west and east. The clear, robust spatial structure supports the interplay of different apartment layouts. The private living areas are complemented by a spacious communal terrace. This breaks up the tallest wall heights at the north-west corner of the building and opens up an unobstructed view to the west over Haldenwang. With this communal terrace, the rather small private loggias on the apartments are complemented by an attractive open space. The communal terrace makes a valuable contribution to social interaction in the middle of Haldenwang.

The competition jury considers the concept developed by bogevischs buero architekten and Stautner und Schäf Landschaftsarchitekten to be an attractive proposal for the urban redevelopment of Haldenwang. The proposed building offers an attractive location for the village store and features high-quality, contemporary apartments. However, the ideas for the design of the open spaces need to be revised. But they are due anyway. The municipality of Haldenwang is now entering into contract negotiations with the three winning teams in the competition. Only once a contract has been signed with a team will the preliminary design planning be developed further. However, it is already certain that the project will receive funding. Funds will come from the federal and state urban development program “Smaller towns and municipalities” and from the municipal housing development program of the Free State of Bavaria. The Office for Rural Development is also involved in the construction of the village store.

Working around the clock for customers and the company – for many, this is part of being an entrepreneur. Especially as customers today expect a completely different level of service. Katja Hobler, Natursteine Glöckner, puts it in a nutshell: “The expectation today is Amazon.” The list of operational requirements is long. Small businesses in particular are often stuck in their own organization when it comes to meeting current customer needs. A lack of employee involvement, unclear or outdated processes and structures are the main reasons for owners being overworked, for dissatisfaction within the team or a lack of focus on the customer. “I really need to change something urgently, but I don’t have the resources.”

If this thought often plagues you, you should pull the ripcord. At least that’s what organizational expert Cordula Nussbaum recommends to avoid becoming a slave in your own company. Companies have to renegotiate who does what, for what and why when they themselves or the market changes. The rules and processes of cooperation often no longer match the quantity, scope or type of orders. Customer requirements also change.

New business areas are added, employees go on vacation or are ill, not to mention their own demands for relaxation. Added to this is the generational change, which is far from being satisfactorily resolved everywhere. The potential for growth, customer orientation and personal freedom comes from within and cannot be bought in. When bosses are irreplaceable and hardly have a moment’s peace even when on vacation, it often has a lot to do with themselves.

Experienced managers know the value of having the freedom to think about the future and allow innovations to mature. Glöckner Natursteine is a prime example of what future-oriented company management in the trade sector can look like and how the management team can remain relaxed. We spoke to Katja Hobler, who runs the company together with her husband Markus Glöckner, about their award-winning approach to sustainable resource and time management.

One art that not everyone has mastered is the art of delegation. Many people find it difficult to delegate certain tasks to others. However, if too many decisions are made and driven by a single person, the hamster wheel is inevitable. Management legend Stephen R. Covey (“The 7 Ways to Be Effective”) writes: “Delegating effectively to others is probably the activity that will have the most impact on your personal and professional success. It pays off when you delegate responsibility to other well-trained and capable people. Delegating means growing. This applies not only to every person, but also to all organizations.”

Those who are good at delegating always make the success of their work a joint effort. Delegation distinguishes managers from doers. If customers only want to talk to the boss and vice versa, they are talking to a successful doer. If there are numerous competent contacts in the company for customer projects, the company is being managed successfully. Delegation is often limited to delegating partial steps. However, the faster companies have to react and the more complex and uncertain the information situation is, the more important it becomes to spread not only the work but also the responsibility over several shoulders. Natursteine Glöckner also involves the entire team closely in the company’s decision-making processes. An approach that takes a lot of pressure off the management, as Katja Hobler confirms in an interview with STEIN.

100 years of the castle experience

Even 100 years ago, many castles were no longer residences or even seats of government. The centuries had passed by the many representative buildings and many castles had long since become museums. With the end of the monarchy, the move became final. With the exception of the palaces that belonged to the private property of the former rulers and became apartments, all monuments with a monarchical tradition were now owned by the state. Today, the State Palaces and Gardens of Baden-Württemberg look after these monuments.
