But a closer look reveals that they are perhaps the most disruptive response to outdated housing models, the lack of urban living space and the new rules of sustainable architecture. It is high time to examine the substance of the cluster floor plan phenomenon – beyond ideology and investor presentations.

Cluster floor plan: From niche experiment to urban living machine?

Let’s start with a provocation: anyone who still plans family floor plans with a living room, parents’ room, children’s room and guest room has slept through the social reality of cities. Patchwork, temporary cohabitation, working nomads, senior citizens’ shared flats, single parents – the classic housing model has long been dead, it just doesn’t know it yet. This is exactly where the cluster floor plan comes in and radically rethinks living. Cluster means that several private units are grouped around spacious, divided communal areas such as kitchens, living areas or terraces. It is not a classic shared flat principle or a residential community, but an architectural structure that balances privacy and community in a new way.

The idea seems simple, but its implementation is complex. This is because the cluster floor plan calls for intelligent transitions between private and public spheres. It requires planners to radically rethink access, zoning and furnishing. Fire protection, soundproofing, escape routes – everything suddenly takes on a new urgency as traditional residential boundaries become blurred. And: the cluster floor plan is not a panacea for urbanity, but a tool whose success depends on user profiles, location and social dynamics.

In Germany, Austria and Switzerland, cluster housing has so far mainly appeared in the context of building groups, cooperative projects or student housing. The mainstream housing industry still views the model with skepticism. There are too many reservations about communal ownership and the legal and economic framework conditions are too unclear. However, the first projects in Zurich, Vienna and Berlin show that it works: If the cluster works, there will be gains in space, higher occupancy rates and significantly more flexible housing models. The question is therefore not whether cluster floor plans work, but whether the sector is prepared to accept the operational complexity.

Visionaries see the cluster floor plan as the answer to the new housing crisis: densification without social isolation, sustainable use of space without loss of comfort, communal resilience instead of anonymous residential silos. Critics counter: the cluster is not suitable for every target group and is often just a beautifully colored shared flat with expensive architecture. As always, the truth lies somewhere between utopia and everyday life. The fact is that the discussion about cluster floor plans is finally forcing architecture to question the dogma of the self-sufficient small family apartment.

Internationally, German-speaking countries are still hesitant. While cluster and co-housing models have long been part of the standard repertoire of innovative housing companies in the Netherlands, Denmark and to some extent Japan, rigid ownership structures and normative building regulations still dominate in this country. But the signs are pointing to change. Demographic trends, rising construction and energy costs and the search for new qualities of living make the cluster floor plan perhaps the most exciting experimental arrangement of urban architecture today.

Digitalization in the cluster: BIM, simulation and the leap into real-time planning

Anyone who believes that cluster floor plans are a relic of the 1980s and can be designed using a drawing board is very much mistaken. The complexity of cluster structures calls for digital tools that go far beyond traditional CAD planning. Building Information Modeling (BIM) is becoming a must when it comes to coordinating variable floor plan modules, flexible access systems and the integration of a wide range of user requirements. Digital twins, which are now being used in urban planning, are becoming a game changer in residential construction: they enable simulations of usage densities, energy flows and even social interactions – in real time and incorporating feedback from residents.

The importance of integrating dynamic data at an early stage is particularly evident in the planning process for cluster apartments. If you can simulate the future use, you can see before construction begins whether the communal areas will work, whether the pathways are logical or whether there is a risk of noise problems. Digital tools make it possible to run through variants, visualize usage profiles and even forecast future maintenance cycles. None of this makes cluster floor plans any easier, but it does make them much more manageable – at least for those who are prepared to embrace digital process architecture.

AI and machine learning are also finding their way into cluster design. They help to evaluate usage data, optimize occupancy rates, predict energy consumption and even identify potential conflicts in advance. Why shouldn’t the housing industry benefit from the lessons learned from urban planning? The danger: The architect as author loses influence when algorithms calculate the optimum cluster size, the best layout or the most efficient use of space. The opportunity: Better, more flexible and more resilient housing models that adapt to real needs and not to the fantasies of planners or investors.

The digital transformation is also transforming construction. Prefabrication, modular components, digital production lines – everything is becoming a playing field for cluster architecture. Those who digitally map the interfaces between planning, production and operation save costs, speed up processes and can even make subsequent adjustments more easily. This is not an end in itself, but is becoming a survival strategy in residential construction in view of the shortage of skilled workers and materials.

And what about user participation? Digital platforms enable cooperative planning in real time. Residents can contribute their wishes, give feedback on design variants and thus become co-authors of their cluster apartment. This is more than just participation – it is a paradigm shift in housing development. If digitalization is used correctly, it can not only tame the complexity of cluster floor plans, but also translate it into real living quality.

Sustainability: space efficiency, social resilience and technical challenges

Cluster floor plans are the opposite of wasting space. While traditional residential models feature redundant rooms, oversized corridors and isolated units, the cluster focuses on shared spaces and multifunctional areas. This means less gross floor area per capita, less resource consumption per user and more shared infrastructure. Energy-efficient building technology can often be bundled better in cluster structures because the load distribution is more even and shared spaces can be specifically equipped with smart building technology.

But be careful: clusters are not a sure-fire success in terms of sustainability. Anyone who overdoes it with densification risks social conflicts, acoustic problems and a downgrading of the quality of living. Acoustic planning, sound insulation, ventilation concepts and fire protection need to be thought through to a level that is often unheard of in traditional residential construction projects. The challenge for architects is to find the balance between closeness and distance, between community and retreat – and to do so in a confined space and with changing user groups.

The social potential is enormous – provided the resident structure is right. Cluster floor plans have been proven to promote spontaneous encounters, mutual support and a new form of neighborhood. But they don’t work for everyone and not everywhere. Success depends on the willingness to interact socially, on the flexibility of the house rules and on the quality of the structural transition between private and public. Anyone who misinterprets cluster apartments as social heat chambers produces frustration and emigration.

From a technical point of view, cluster floor plans place high demands on planning. Modular, flexible wall systems, well thought-out access axes, intelligent access solutions and the integration of communal infrastructure require more than just standard knowledge. Anyone planning clusters must think in scenarios, plan in variants and have the ability to deal with changing user profiles. The interface with facility management and maintenance is more complex because communal areas have different cleaning, maintenance and control requirements.

In terms of sustainability, cluster floor plans are an invitation to experiment. They can help to reduce the ecological footprint of urban residential buildings if they are planned and operated correctly. But they are not a free ride. In the end, the quality of the architecture, technology and social processes will determine whether the cluster really delivers sustainable added value – or just creates new problems.

Clusters between utopia, criticism and reality: what remains of the hype?

Hardly any other housing model is currently being discussed as controversially as the cluster floor plan. Some see it as the model of the future that will finally break up rigid housing structures, combat social isolation and conserve resources at the same time. Others see a whitewash that underestimates the pitfalls of communal living and plays down the challenges of everyday organization. The truth is: cluster floor plans are not a utopia, but neither are they a panacea. They are an offer – and like any offer, they are only as good as their implementation and the willingness of users to get involved in the experiment.

In Germany, Austria and Switzerland, the topic is now viewed favorably by politicians, but rarely promoted aggressively. The housing industry is experimenting cautiously, often as part of pilot projects or as part of building groups. The big players are holding back as long as there are legal uncertainties and demand cannot be clearly quantified. As a result, cluster apartments often remain a niche product – at least for the time being.

The points of criticism are well known: unclear ownership structures, complex operating cost accounting, increased demands on administration and facility management. There is also the danger that the cluster will be misused as a fig leaf for social utopias without providing the necessary resources for moderation, conflict management and maintenance. Anyone who is serious about cluster floor plans must deliver more than innovative plans – they need an operational concept and the willingness to actively involve users.

From a global perspective, cluster floor plans are part of a larger trend: the search for collective forms of living, for community resilience and for urban living models beyond the nuclear family. Digitalization is accelerating this development because it enables complex planning, operational transparency and user participation. The climate crisis is forcing a rethink because it is brutally bringing the issue of resources to the fore. In this field of tension, cluster floor plans are becoming a laboratory for the architecture of tomorrow – with an open outcome.

The architectural profession is at a crossroads. Either it sees the cluster floor plan as an opportunity to develop new skills and democratize residential construction. Or it misses the boat and leaves the field to the few who are prepared to accept the loss of control and operational complexity. One thing is certain: the cluster is here to stay. The only question is in what form.

Conclusion: Cluster floor plan – the Trojan horse for the architecture of the future?

The cluster floor plan is more than just a new form of living. It is a radical stress test for the building and planning culture, an invitation to collaboration, digital process architecture and sustainable densification. It challenges planners, developers, legislators and users alike – technically, socially, legally and culturally. Anyone who dismisses the cluster as a niche phenomenon will be overrun by change. Those who sell it as a panacea fail to recognize the challenges. The truth is: the cluster floor plan is the Trojan horse of a new urban living culture. Those who are prepared to seriously explore it can help shape the architecture of the future – beyond dogma, with the courage to embrace complexity and the will to truly innovate.

The “Home” project by French architects Harmonic & Masson and Comte Vollenweider Architectes is a first in Paris: it is the first residential building since the 1970s to reach a height of 50 meters.

The “grand ensembles”, the large French housing estates located on the periphery, do not have the best reputation. Time and again there are riots there, which have recently also reached the city centers. The authorities have a correspondingly allergic reaction: any building that is longer than 30 meters and has a repetitive arrangement of windows and balconies immediately brings the unpopular typology to mind. The last buildings date back to the 1970s, such as the “Olympiades” and “Front de Seine” estates in Paris. The city then stipulated that no building in the city center could exceed a height of 37 meters. The architectural idea of large housing estates seemed to have been forgotten.

Since 2011, residential towers up to 50 meters high and office buildings up to 180 meters high have been allowed to be built again. The “Home” project by French architects Harmonic & Masson and Comte Vollenweider Architectes is therefore a novelty: it is the first residential building since the 1970s to reach a height of 50 meters. It is located in the Paris Rive Gauche district, which is otherwise characterized by architectural banalities: if you stroll along the main axis of the district, the Avenue de France, monotonous shopping and office buildings line up one after the other. The new housing construction is a welcome change. Even the otherwise very critical Parisian newspaper “Le Monde” thought so.

The new residential building consists of two towers that are connected by a five-storey base and combine offices, private apartments, social housing and parking spaces. The often criticized monotony of large buildings was deliberately avoided: both the façades and the floor plans are varied and structured differently.

The two towers differ in shape and orientation: the first is stepped and 37 meters high, while the second consists of twisted prisms and rises 50 meters into the air. The resulting plasticity allows for an expressive façade design: instead of monotonous concrete slabs, the architects used silver or gold-colored aluminum panels. In addition to the playfulness of the façade, the geometry naturally allows for optimal lighting and a magnificent view of the city – everything here refers to the architecture of the new millennium. One is reminded of the architecture of the Ørestad district in Copenhagen.

The “old” towers of the city can be seen from the individual terraces of the apartments: the glazed archives of Dominique Perrault’s National Library from the 1990s and the eight blocks of the large “Olympiades” housing estate. New high-rise buildings are being planned by Edouard François and Jean Nouvel. The new housing development in Paris Rive Gauche is its forerunner – a mediator between past and future.

Every year since 2011, Callwey Verlag has honored outstanding single-family homes with the prestigious “House of the Year” architecture award. In 2025, architects are once again invited to submit their projects and thus become part of an impressive tradition that makes architectural innovation and excellence visible.

Winning projects will also be honored at the Best of Architecture Summit on October 9, 2025. New builds or conversions of single-family homes completed after January 1, 2022 are eligible to take part. Whether projects made of wood, concrete, brick or energy-efficient solutions: Diversity is welcome. Multi-generation houses or innovative renovations can also be submitted.

Previous winning projects, such as the spectacular Matzwitz House, show how differently and creatively modern single-family home architecture can be interpreted. From rustic elements to innovative materials – the range is impressive. The accompanying yearbook documents this diversity with impressive photos, plans and stories from clients and architects who have realized their visions.

Registration is free of charge, a participation fee is only due upon submission. Projects can be submitted until February 14, 2025. There is also the opportunity to submit innovative products for single-family homes for the “Architects’ Choice 2025” until May 30, 2025.
